Small Lot Survey
Boynton & Associates LLC has performed hundreds of Small Lot Surveys such as camp lots, waterfront lake lots, back lots, cottage lots, summer homes, as well as small village and city lots, etc. These Small Lot Surveys can vary greatly in complexity. Many Times the old small lots in Maine were not laid out and monumented according to current standards, thus the process is similar to a Boundary Survey. Several adjacent lots will be researched and surveyed in order to complete an accurate and reliable survey.
 
There are numerous original subdivision plans on file and we have experience in dealing with these potentially complicated types of surveys.
Often a Small Lot Survey is needed when the boundaries or deeds are not clear, when building additions, a fence or other improvements, or neighbors are encroaching. A Small Lot Survey is similar to a Boundary Survey and will show all visible physical items; i.e. buildings, utilities, drives, improvement and any apparent encroachments.

Waterfront Boundary Surveys
Boynton & Associates LLC has performed numerous Waterfront Boundary Surveys. Our knowledge of the various water boundary statutes, laws and practices is very extensive. These Surveys include areas along brooks, rivers, lakes or ponds, tidal lands, etc. At times Waterfront Boundary Surveys are needed to determine a landowner’s boundary or riparian rights beyond the upland or bank into the water body, for mooring, docks, piers, etc.
 
Every water boundary is defined differently, and quite often your deed will be vague as to the location of the boundary line along your particular water body. For example, a deed may describe a line running “to and along the lake.” Does this mean you own to the water line? Or to the high water line? Or to the low water line? Boynton & Associates LLC can help you determine what you own and don’t own along your particular water body.
 
Our process of performing a Waterfront Boundary Survey is similar to a Boundary Survey, except often more physical features and improvements are shown on the Survey Map. Sometimes the surveyed area is distinguished between “upland”, “lowland”, and or “submerged land.”
The results of a Waterfront Boundary Survey is similar to a Boundary Survey; however it will contain a much more detailed Survey Map.
